Colorado legislators continue to increase tenant rights with more new laws that affect landlords and their licensed property managers serving Colorado residents. Laws that have taken or will soon take effect include the following.

HB24-1318 prohibits a landlord from allowing a disabled person to make reasonable modifications to a dwelling to afford the individual with full enjoyment of the premises.

HB24-1098, nee state law 38-12-1303 speaks to what does and does not constitute legal reasons for eviction.

HB24-1007 starts a state-wide ban on local governments’ occupancy limits for rentals as of July 1, 2024.

HB23-1120 has protections for tenants on public assistance facing eviction.

HB23-1099 allows prospective renters to submit a portable tenant screening credit report in lieu of going through whatever standard process a landlord may have for vetting renter credit.
