We look for at least THREE years’ US-based rental history, good & established credit, and ability to pay rent. If you’re lacking any of these qualifications, you will be asked to provide a US-based co-signer or/and additional security deposit money and/or pay last month's rent in advance.
An application processing fee of $32 is due to Smiley & Associates at time of submission. We'll reach out and let you know how to pay. You may provide a portable credit report if it's less than 30 days old and contains history details. If we facilitate a credit check through our credit check partner, you/your cosigner will get a link to initiate the credit check. The credit check portal will collect a fee from you directly. For first-time renters, the application fee is $25.
You will be asked to attach a Brokerage Disclosure document to the application. If you think you might need a co-signer, please have that person also sign a Brokerage Disclosure document and send it to SmileyAssoc@gmail.com
